Honesty and Integrity
We firmly adhere to an ethical and moral behavior. For example, we will not sacrifice the integrity of a roof system in order to complete a project ahead of schedule.
Here’s our process,
In order for most cases!
1. Signed contract, Now What?
A representative from the insurance company or a claim’s adjuster will contact you, typically within 48 – 72 hours, to schedule an inspection with you. Unless your project manager has given you any times ahead of time that they will not be available, schedule the inspection at a time that is convenient for you and the adjuster. It is imperative that you contact your project manager and/or office letting us know when the adjuster meeting is scheduled. This tends to be the most important part of the process, and where our expertise and experience really sets us apart. Your project manager will meet the adjuster at the property for the inspection.
2. Adjuster meeting will get scheduled
The insurance company hires an adjuster to come out and inspect your property to assess the damages reported from the claim. The adjuster will do a complete inspection to ensure that everything that should be included in the claim gets addressed. Our project manager will meet the adjuster at your property for the inspection.
During the inspection, the adjuster will completely walk the exterior of the property, inspect the roof and they will need to take a picture of every room in your home. The adjuster is usually required to do this by the insurance company, or you will most likely have to sign a waiver. The insurance company does this to make sure all damages are covered. Some adjusters can find damage or a leak that was previously not seen. We also want to make sure everything that can be included for you is included and paid for you.
The adjuster will take photos of all the potential damage that they could use as evidence to get your claim approved. Your project manager will be sure to perform the inspection with the adjuster, pointing out all potential damage.
After the inspection is complete, the adjuster will usually explain to you that they are not the one to make the final decision and that they will submit their report to the desk adjuster. We have found the submitting the report and uploading it to the file on average take about 5-7 business days.
3. Adjuster Meeting Completed
Decision Time…..
Your adjuster meeting has now been completed. As stated before, the adjuster will submit their report to the insurance company so the desk adjuster can review the claim. Occasionally, the adjuster the performed the inspection will be the same adjuster that makes the final decision. We usually find that it takes insurance companies 5-7 business days to receive the report from the adjuster that performed the inspection.
Once the inspection is received, insurance companies usually take 30-45 days to make a decision on your claim. However, we have had success with insurance companies approving your claim quicker due to our process and our insurance relationship team. While the insurance company is deciding whether they are going to approve your claim, our team at Roofing Pros USA does not stop working.
You project manager will work with you to finalize a shingle color and initiate HOA approval, if necessary.
Your insurance relationship team will be in contact with your insurance company and/or desk adjuster doing everything possible to not only ensure your claim is approved, but also working to get it settled as quickly as possible for you.
One thing we do ask is patience at this step in the process. Unfortunately, we are ultimately at the mercy of the insurance company when it comes to their decision and timing. However, our team works tirelessly to make sure that decision is approved, and that the insurance company’s timing is to your satisfaction. Remember, this part of the process usually takes 30-45 days.
4. Your Roof Replacement is Approved!
Congratulations! Your claim for a full roof replacement has been approved by your insurance company!
What does this mean?
Your insurance company has provided an estimate for what they value your roof replacement to cost. Our team will take a look at the estimate to ensure that all work needed to bring your roof up to 2021 Florida Building Code is included on the estimate. Assuming everything that should be on there for your roof to be up to code is included, we will honor the insurance company’s estimate. If something is missing, we will work with the insurance company to approve it. So, what that means is all you must pay is your deductible and your insurance company agreed to pay the rest for you, regardless if they include the additional items we invoice for or not. Our commitment to you is that you pay your deductible, and the insurance company pays the rest. You will only be responsible for any upgrades you wish to add or any wood that your insurance company did not cover.
How do I read this estimate?!?
You will notice that most estimates include three categories referring to how your claim is paid out:
- Replacement Cost Value (RCV) – the total amount that the insurance company has valued your roof after all work has been performed
- Actual Cash Value (ACV) – the amount your insurance company determines what your roof is currently valued at taking into account age and quality of the roof
- Depreciation – the difference that the value of your roof has depreciated over the years
***NOTE- each insurance company has different calculations for value of roofs and depreciation, so they will not all be the same***
The Actual Cash Value (ACV) and Depreciation will add together to equal the Replacement Cost Value (RCV).
As you go through the payments from the insurance company, you will notice that they take the Replacement Cost Value and subtract the depreciation and the deductible (because the insurance company does not pay your deducible). The first check you receive will equal that amount, the Actual Cash Value minus the deductible. After the roof is complete, we will send in necessary documents and pictures to the insurance company so they release the depreciation.
What do I do with the check?
The check you have received from your insurance company has been sent to you to pay for the damages related to your claim, and only the damages related to your claim. We hold true to this as our saying is “Integrity is Longevity.” On your check, you will see that it will most likely be made payable to you, the policy holders, your mortgage company and Roofing Pros USA. Do not worry, our team will help with all this as well. We will FedEx the check to your mortgage company for you so they can endorse it and have it FedExed back.
What else do I need to do?
Probably not. By now you should have submitted for HOA approval. If you have received approval, be sure to forward the approval to your project manager. And if you have HOA approval, it means you have already made your shingle color and drip edge color choices. Therefore, all you really have to do is sit back and relax. We would always appreciate you telling your friends, families and neighbors about how easy Roofing Pros USA made the entire process for you. We will of course provide you with $150 check for each referral!
What about the permit?
If you have not already, you will be contacted by our permitting team to come by and get the Notice of Commencement and/or Permit Application signed so it can be notarized and submitted for permitting.
5. Installation Review
What Will Happen During My Roof Replacement?
Roofing Pros USA will do everything needed to ensure your new roof is installed according to current Florida Building Codes. Our scope of work is limited to what the insurance company pays for unless it has to do with bringing your roof up to code or making sure your roof is installed properly. Please understand that every roof is different, and every insurance company is different. We do everything on our end to make sure that you have the best roof replacement possible so that your only cost is your deductible, wood, and any upgrades.
The list below covers what happens during a typical shingle roof replacement:
***Note: your roof may be different; this is a typical shingle roof***
- Roofing Pros USA pulls the permits and schedules the inspections for the roof replacement, handles all shingle ordering and scheduling delivery, scheduling dumpster delivery, and handles scheduling our crews
- Your current shingles and all roofing material, including felt and drip edge will be removed
- If you have gutters, your drip edge will not be removed, but new drip edge will be installed over
- Your sheathing, if required, will be re-nailed to be brought up to code
- All rotted or previously damaged sheathing will be replaced. We will include two free sheets of plywood, but each additional sheet of plywood is $75/sheet and $7/foot for additional wood or flashing not covered by your insurance company
- Synthetic underlayment will be installed up to current code
- New drip edge will be installed
- Ice and water shield will be installed in your valleys and common leak areas
- All pipe jacks, goose necks, off-ridge vents, ridge vents, turtle vents will be replaced during the roof replacement
- If you have a satellite dish, we will remove it during the install, but you will have to call your service provider to re-connect it. (We recommend not putting it back up on the roof)
- A mid-roof or in-progress inspection will occur in most cases at this point. Our office will schedule it. Please understand, that it is the city/county that is performing your inspection, so we are on their time. We do our best to schedule accordingly
- New shingles will be installed up to code
- Final inspection will be scheduled by our office
Please keep permit package visible during the entire install until you have been notified that your roof has passed final inspection.
6. Your install is coming soon....
How the Install Works
We will deliver a dumpster to your property shortly before the install. When the dumpster is delivered, the driveway needs to be clear and any vehicles needed from the garage need to be moved. The dumpster will remain in the driveway, pulled up close to the garage/roof line, throughout the entirety of the project.
*****THIS IS A LARGE CONSTRUCTION PROJECT*****
The morning of the installation, our crew will show up first thing in the morning to set up and put tarps around the perimeter of your roof. Please note that the tarps are used to catch and carry debris during the roof replacement. If you have any landscaping you may be worried about, please take means before the installation to protect it. The crew will then begin by removing the existing roofing material. After the existing roofing material is removed, our crew will then inspect the sheathing, checking for any rotted or unsafe wood. Our crew will take pictures of compromised areas and MUST replace all compromised wood. We have found that most of our customers appreciate Roofing Pros USA making sure their home is protected from compromised wood. Reminder that Roofing Pros USA willingly provides two free sheets of plywood, with each additional sheet costing $75, which includes supply of the materials, labor and install. All other wood, such as planks and fascia, along with flashing will cost $7.00/foot. This is an item that most insurance companies do not include in their estimate for your roof replacement but is imperative to ensure your roof is professionally installed and your home protected.
Once the sheathing has been repaired and re-nailed, the crew will then install the synthetic underlayment. In most cities and counties, an inspection is required after this step is complete. Depending on when the city or county can come out to inspect the install depends on when we can finish the roof. Our production team in the office will handle the scheduling of all inspections. The inspections typically occur within 24 hours.
Please note that a permit package will be taped to the front of your house during the installation. Please make sure that this remains posted and visible from the street until the roof passes final inspection. Once the roof passes final inspection, you will be able to retain the permit package for your records.

What Can I Expect During the Roof Replacement?
We are doing our best to make clear that your full roof replacement will be a large construction project. A full roof replacement will be one of the largest remodeling jobs performed on your house. It is imperative that everyone practice safety during the install and take all measures necessary beforehand.
During the install, we insist that you do not walk around the property for your own safety. There will be over 40,000 nails being removed and put on your roof during the install. There will also be debris falling from your roof. To ensure your safety, please limit the amount that you come and go during the roof installation. Before the installation begins, we ask you to take certain measures to protect your belongings:
- Please remove all lawn ornaments, lighting, etc. that exists around the roof line so that it is not damaged from possible debris falling off your roof
- Please make sure all pictures, frames, etc. are secure on your wall inside your home. We do advise that they be taken down if you do not feel they are secure, as there will be a lot of banging and shaking.
- Please make sure any items that are on shelves are secure as well. As stated before, there will be a lot of banging and shaking and we do not want anything to get broken.
- If you have any fragile plants or landscaping, please take all measures necessary to protect them from the chance debris falls on them. As stated before, our crew will take all measures necessary to leave your property in good standing, but in many cases, debris does fall and will damage fragile landscaping.
- Please make sure your car(s) is/are moved from your garage and/or driveway and parked on the street. It is preferable to park your car in front of the neighbor’s house, if possible.
- Please also note, that due to the banging and shaking, if there are items in your house such as recessed lighting that were not securely installed, they may be shaken loose during the install. Roofing Pros USA cannot be held liable for items such as this.
- We highly recommend that your lawn be mowed a day or two before the installation begins. This will make it easier for our crew to make sure they pick up as many nails as possible.
- If you have skylights, please remove household items from underneath them and we advise to put down an old blanket or tarp, as some material will fall through from replacing the skylight or the skylight flashing.
- We ask that you be careful walking around after the install. Our crews do a great job on picking up the nails, but it is virtually impossible to pick up every single one.
